BridgeLink for Construction Lending
BridgeLink network services for the construction lending market allow lenders to decrease costs and improve customer relations by automating processes and accelerating funding cycles.
Construction Inspections: Property inspections are a critical component of the construction process, and the ability to manage these requests via the internet is essential. The BridgeLink solution automates property inspections from the field through its Construction Inspections Service. Inspection referrals are routed through the BridgeLink network to external or internal inspection companies or groups. The lender can track the efficiency of its service providers by monitoring number of requests made, the inspection companies these requests are sent to, and how often the inspection company meets or exceeds estimated completion. Once the inspector returns the inspection results lenders can review the results and automatically charge the appropriate fee.
By using BridgeLink technology, lenders are able to disburse funds faster and improve customer satisfaction. Getting funds out faster also helps lenders maximize interest payments from the builder by commencing interest accruals earlier. In addition, the Construction Inspection Service allows the borrower to draw enough funds to bring its percent drawn in line with percent complete. Keeping these two ratios in line is key to keeping assets in line with liabilities.
Fannie Mae Investor Reporting Service: BridgeLink’s Fannie Mae C to P Interface provides seamless investor reporting to Fannie Mae for those TCL lenders who originate the Fannie Mae HomeStyle ® Construction to Permanent mortgages. With the C to P Interface, lenders will no longer have to report transactions using CPIRT, thereby eliminating duplicate data entry.
Customized Construction Loan Web Portals: BridgeLink provides the borrower with access to loan information and draw requests held on the TCL system. This gives the borrower immediate, real-time access to his/her account information. It also reduces the administrative workload for the lender.
