The TCLTM Borrower Portal is a customer service channel that streamlines the management of your construction loans by allowing borrowers to obtain loan information, request draws, make payments, order inspections and perform other account management activities online anytime.

The need to continually improve and streamline the customer experience for your borrowers and builders is crucial. It requires fast, efficient lending services and 24/7 access. The TCL Borrower Portal helps you meet that goal. Hosted through a co-branded website or through your own website, the Borrower Portal gives lenders a valuable customer service channel for their construction loan portfolio. It allows borrowers and builders to obtain loan information as well as make payments for loan receivables and submit requests for progress inspections, loan draws, budget modifications and borrower information updates.

The TCL Borrower Portal helps you: Improve customer service; gain a strong web presence; reduce calls and faxes into your call center; free resources; and streamline operations

Three levels of access

The TCL Borrower Portal offers a range of functionality for you, your borrowers and the builders/contractors.

The lender has two levels of access: administrator and business user. The administrator will have full administration controls for the site, including setting up of user logins, user security and some page work flows. The administrator can also set different permissions for builders and borrowers. For example, permissions can be set so that builders can only view inspection results, while the borrower can view complete loan data for each account held with the lender.

The borrower has a wide range of functionality available to them. Some of the borrower activity that the TCL Borrower Portal supports includes: Request draws/disbursements; check loan balances; request inspections; view billings; make payments; view budgets and submit change orders; view year-end reporting.

Builders and contractors who are a part of the process can have a limited view into the borrower's information, with permissions set by the lender. Supported activity includes: View notes associated with the contractor; submit draw requests; order inspections; view request status; view lender comments

Automatic notifications are available to keep all parties informed. Email notifications can be sent to the borrower regarding billings and draw requests and to the builders regarding dual approval draws. Notifications to the lender are handled within the TCL system.

Two hosting options- TCL Borrower Portal can benefit both large and small lenders with two options for deployment:

Option 1- Integrate with your existing website: This option integrates the TCL Borrower Portal into your existing website. You will host the customer-facing components of the system and l access web services from the TCL system/MortgageHub servers. This gives you more control over the look and feel of the website, while pulling data and controls from TCL system/MortgageHub Web Services. Therefore, you won't have to worry about updates when new versions of the Borrower Portal are released. Those updates will be managed by TCL system/ MortgageHub and deployed through Web Services, eliminating much of the maintenance needs.

Option 2- A co-branded website hosted by MortgageHub: If you don't want to integrate the Borrower Portal web services into your existing website, then you have the option of having the web pages, logins and administration hosted at MortgageHub. With this option, you will have a sub-domain of the BridgeLink network. You can simply add a link to your company website or instruct your borrowers to access the portal directly. With this option, you still have administration controls for the site, including setting up of user logins, user security and some page work flows. Additionally, you can brand the site using your own style sheets and company logo or header graphic and display company marketing information and news.
