The BridgeLink network enables the electronic exchange of data between the TCL system and all the service provider systems used throughout the construction lending process. Property inspections are a critical component of the loan construction process and the ability to manage these requests via the internet is essential.
The BridgeLink network provides a construction inspection service for construction loans, routing inspection referrals to external inspection companies or internal inspection groups. A messaging model provides feedback in the request application, such as date requested, estimated completion, date accepted or rejected, date cancelled and when the request was completed. This allows the lender to efficiently track the number of requests and the relevant inspection companies these requests are made to. The application also determines how often the inspection company meets or exceeds estimated completion. When the request is made, and the status changes, lender notes and inspector notes are exchanged analyzing feedback and history. Once the inspector returns the inspection results, lenders can review the results and automatically charge the appropriate fee as configured for the borrower of the loan inspected.
The web inspection application allows the borrower to draw enough funds to bring its percent drawn in line with percent complete. Keeping these two ratios aligned is essential to keeping assets in line with liabilities. In addition to providing a mechanism to route requests to the back-end systems of the national inspection companies, inspections remotely managed can access our website to manage and work inspections, eliminating the delivery of inspection sheets or rekeying results.
