Natural disasters may damage a property you are closing - Are you prepared?
Natural disasters are often unpredictable and can lead to partial or complete devastation of a property. Lenders need to mitigate the risk of closing a loan on a property with structural damage or incurring a defaulted loan because of a natural disaster. ISGN’s Disaster Analysis Inspection (DAI) services can assist Lenders in determining if a property has been damaged.
Our DAI services provide a lender with local level information on the severity of the event, streets impacted, and level of damage to the collateral. In certain cases, local authorities preclude access to the properties until they can ascertain the level of damage.
Our network of real estate agents and appraisers are trained to provide the ‘eyes on the ground’ and deliver photos and narrative descriptions of the properties and level of damage. This provides the lenders with the comfort of knowing the condition of the property and can close the loan without conditions.
We also provide a list of zip codes impacted by a disaster so the lender can review their portfolio of loans and determine loans in these areas which could benefit from a site inspection. ISGN can work with the lender to drill down deeper so that only areas of immediate impact are inspected, to reduce cost exposure.
