Order Entry:
Process involves placing and processing orders for title search.
Vendor Services:
Vendor Services involves obtaining and verifying ownership and lien information from county offices Ex: Property ownership, chain of title, manner in which title is held, liens, judgments, cloud on title etc.
HUD Prep
Once HUD’s are received from the lenders, the settlement costs are added on to the HUD. This HUD is considered as Final and used at closing.

A check of public records to be sure that the seller is the recognized owner of the real estate and that there are no unsettled liens or other claims against the property. |

A search is done on the property and the owner to identify the liens and obligations on the property |

The search is requested by the lender and the prospective purchaser of the property in order to verify if the property is free from liens so that it can be purchased or a loan can be lent on the property. |

Using multiple applications, different documents are retrieved to check if the property is free from loans and encumbrances. |

The various documents which are retrieved are as follows:
Tax sheet, Property index, General index, Deeds, Deed of trusts, Mortgages, Assignment of deed of trust, Substitution of trustee, Subordination agreement, Reconveyance, Mechanics lien, Tax lien, Judgments, POA etc. |

A report with details on the current status of the property, liens and obligations is prepared for the customers. |
